A modern touch on a cottage setting with plenty of garden space, not to mention the convenience of this property location is a dream. If you don't have a car, this home is ideal.

From renovating it from top to bottom when they first moved, the current owners have made a home that is ready to be passed onto the next to make more joyful and loving memories.

I asked the owners to give an overview of what it has been like to live here over the years and it was a such beautiful description. I didn't want to edit, and I just had to share,

"We’ve loved living here! We love the character of the house, especially the cottage vibes, exposed beams and the gas log burner. We love the fact it’s set back from the road, with the trees making it feel lovely and private. It’s incredibly quiet at night. I love watching the birds from the main bedroom in the morning. In the palm tree, it is home to young baby birds.

The sun hits the front of the house in the morning and sets at the back of the house in the evening.

The house is, maximum, a two-minute walk from the train station that can get you to Manchester in 25 minutes or Blackpool in 45 minutes directly.

We also go into Westhoughton often. They have some great pubs, restaurants and cafes that are no more than a 5-minute walk away, great for having one or two at the pub and walking home afterwards. The main high street is always busy during the day and in the evening.

There is a park close by with a really good children’s play area and a huge field for the dog to have a run around. There’s also some basketball, football and tennis courts on Central Park too.

There is a school opposite that has been rated outstanding by Ofsted and it's a very popular school.

Westhoughton itself is a very diverse and an up-and-coming town with a busy high street and lots of shops and other businesses that are ideal for either a young family, professional or mature couple."

There is no one better to tell you what it is like living in a home you could next own and I think these current owners have really given that insight.

Amenities:
Middlebrook Retail Park only a short 8 minute drive away.
Westhoughton Town Centre 2 minutes drive away, 7 minute walk.
Bolton Town Centre only 16 minutes drive away.
Tesco express, 3 minute drive away.
2 minute drive to Lidl, B&M, Sainsburys and Aldi.

Parks:
Westhoughton Central Park 16 mi
Hall Lee Bank Park 16 mi
Wingates Park 15 mi
Clayhole Park 18 mi
And many more, all under 20 miles away from the property.

Gyms and closest Cafe:
10+ local gyms all under 20 miles away from the property.
Thyme for tea, a highly rated cafe just 3 minute walk from the property.

Agent Notes:

The rear outdoor space boundary is not part of the title plan and is not currently owned by the sellers.
