Sales Progression – What is it and why do I need it?
Sales Progressors are hidden Gem’s within an estate agency. With the right sales progressor communication is maintained between buyer, seller, mortgage brokers, conveyancers, contractors, and other estate agencies through chains.
Stress or confusion in the home selling process is usually created when communication is broken down with one of the above parties, this is where sales progressors come in to ensure all communication is maintained.
Sales Progressors, in our opinion, are the main point of contact once a sale has been agreed as will be able to direct you through the purchase or sale and will answer any questions.
Can’t my solicitor or mortgage broker just help me through the process?
Your solicitors and mortgage broker can absolutely help you through the process of selling or buying a home
However, when there is a breakdown in communication between the buyer’s and seller’s solicitors a sales progressor can help find solutions to ensure the sale proceeds to exchange of contracts. Through out the process you are not allowed to contact the other side’s solicitors due to a conflict of interest. Sales Progressors can liaising with both side’s solicitors to fix any communication issues and keep things progressing as smoothly and efficiently as possible.
Sales progressors are there to listen and provide time to clients so they can answer questions about the process. As touched upon above, they also help communication going to prevent any time lost during the transaction due to a breakdown of contact
Did you know how long it takes on average to complete the conveyancing process?
According to well known advertising portal Rightmove (2022). This currently is taking an average of 150 days from sending out the memorandum of sale to exchange of contracts. In comparison our team of sales progressors from September 2022 to August 2023 were taking on average just 87 days to get properties through to exchange!
Our team of sales progressors have an impressive fall through rate of just 12% (amount of transactions that don’t reach exchange) Property Reporter advised in 2022 that 40% of transactions didn’t reach exchange (Property Reporter 2022).
How do we do this?
Helping both buyer and seller have the same vision for the process at the start ensures less frustration and makes the process ‘teamwork’. If completion dates can be provisionally discussed at the start of the transaction, then everyone can work towards the same goal.
With mortgage applications and surveys, these must be completed at the start of the transaction so that no time is lost. Mortgage applications can take as long as a month to go to offer!
Instructing solicitors to help you sell or buy a property can be daunting due to the amount of paperwork that you need to complete. Our team of progressors can help guide you through this initial process. The benefits of instructing solicitors early means that legal work and searches can be ordered quickly which in some cases can take up to 2 months to return.
Our team of sales progressors will stay in regular contact with clients to ensure they never feel out of the ‘loop’. So, you can sit back and relax whilst the progressors do the heavy lifting within the process!
