F Is For Fixtures & Fittings

If you've ever bought or sold a house, you're almost certain to have come across the phrase 'FIXTURES & FITTINGS'.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
The negotiations on this topic can often be fairly contentious 😬, so it's important to know the distinction between the two and how to approach this aspect of the property selling/buying process!
⠀⠀⠀⠀⠀⠀⠀⠀⠀
FIXTURES are generally items that are 'fixed' or attached to a property such as:
+ Boilers and radiators
+ Built-in wardrobes/cupboards
+ Bathroom suites
+ Kitchen units
⠀⠀⠀⠀⠀⠀⠀⠀⠀
FITTINGS are items which aren't fixed to a property, other than by nail or screw for example:
+ Carpets, curtains and curtain rails
+ Free-standing furniture
+ Free-standing appliances
+ Mirrors and lampshades
⠀⠀⠀⠀⠀⠀⠀⠀⠀
So how can you ensure that both parties are onside when it comes to what stays and what goes?

Firstly, get an inventory drawn up at the outset to confirm which fixtures and fittings will be included in the sale and which will not.

Be friendly, calm and polite when negotiating.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Don't make unreasonable demands! Think about what you really want/need and go from there...

Make sure that you get an agreement in writing!
